KLCC is the heart of Kuala Lumpur which is also known as the Kuala Lumpur City Centre.  As the most upmarket district of business hubs in Malaysia, KLCC is one of the areas in the city that carries the most high rises and most ongoing construction.

Prices of properties here ate the steepest in Malaysia ranging up to RM3,000 psf, while roads are constantly being built ad traffic is constantly being newly directed in an attempt to alleviate traffic congestions at all hours of the day, which the public transportation system does almost nothing to help.

Properties within KLCC are most targeted towards the elite group of income earners as well as international companies looking to relocate their personnels to Malaysia.  Deemed also suitable for visiting dignitaries, no Malaysian commoner can afford the properties within KLCC.

Are you considering property in Kuala Lumpur City Centre? KLCC is the bustling heart of Kuala Lumpur, where vibrant nightlife meets luxury malls, presenting an exciting landscape of business, commercial, and residential property that forms an attractive proposition for keen investors.

Kuala Lumpur is itself the most expensive location for property in Malaysia, with the average house price sitting at RM772,980 as of Q3 2018, based off 1,688 transactions. As a high-end representation of that sample, KL City Centre is a location that can be home to some extreme property prices, as luxury condominiums and high-value developments dominate much of the area.

According to the National Property Information Centre (NAPIC), condominiums and apartments accounted for nearly two-thirds of all residential property sold in the area of Kuala Lumpur Town Centre in Q3 2018, with 202 units sold.

So how do those extremes look in practice? Let’s go right to the top. As of January 2019, the most expensive property listed  for the KLCC area comes in at a cool RM1.7 billion. To put that in perspective, you could purchase nearly 9,000 homes at the median Malaysian house price of RM293,000 for the same money.

A Property Snapshot In KLCC

Exploring the prices at the top helps highlight the substantial valuations one can find in KLCC, but it’s important to also explore the more frequently transacted properties. Let’s look at some of the data handily available from Property Advisor.

We can take a snapshot of Menara City One, a 500+ unit development on the edge of KLCC that’s seen over 200 transactions in the last 5 years. Over this period, the median price of condominiums in the building has stood at over RM420,000, with the lowest sale at RM270,000 for a 216 square feet apartment, and the highest at RM825,000 for 473 square feet.

At the other end of the scale, The Troika KLCC presents a picture of luxury urban living right in the heart of KLCC. With 13 transactions over the last 5 years, the median price of property in the apartment block stood at RM1,750,000, with the price for larger condominiums in the building averaging almost RM1,400 per square foot.

Trends In KLCC Property For Sale

While the figures might be eye-catching, it’s apparent that shifting market conditions still present opportunity for the right investments, with luxury markets in particular facing a subdued trading period in recent years.

2017 offers an interesting demonstration of this recent trend in luxury home prices in the KLCC area. According to Tan Sri Abdul Rahim Abdul Rahman, Executive Chairman of Rahim & Co, the price per square foot of luxury houses in the KLCC area dropped from roughly RM2,500 in 2014-2015 to around RM2,000 by the end of 2017.

The PropertyGuru Market Index 2018 Q3 Report hints at a continuation of this trend for property within the greater Kuala Lumpur area. Overall property prices in KL fell by 0.5% year-on-year, with a market broadly subdued by a large inventory of unsold residential high-end units. That reality may be particularly pronounced in an area such as KLCC, where luxury properties form a large percentage of the available property market.

While property prices may remain subdued, the 2018 Q3 Report notes that high-end condominiums and serviced apartments have managed to hold steady property values across Kuala Lumpur. Again, supply and demand have a significant impact on how that impacts particular areas. An area such as KLCC is likely to be more susceptible to such challenges in the face of substantial luxury property overhang.
